Our Story
PlotCheck started with a simple frustration.
Every new site begins the same way: a location, a red line, a set of plans and a long list of questions. What does policy say? What are the constraints? What are the red flags? And is the site actually worth pursuing?
But answering those questions was never quick. Planning context is spread across dozens of documents, policies contradict each other, constraints sit in separate datasets, and the first piece of meaningful advice often arrives days after a deal has already moved on.
We kept seeing the same pattern. Developers spending time and money chasing sites that were never viable. Architects drawing schemes before the planning context was clear. Decisions being made on instinct rather than evidence.
Early stage feasibility should not be the slowest part of a deal. It should be the fastest.
PlotCheck was built to change that.
We wanted a tool that could pull together planning context, constraints and policy signals into a single, clear report. Something that would give developers, architects and agents a quick way to sanity check a site before committing serious time and money.

Meet The Team
Dan Cook MRICS
Dan is a chartered development surveyor specialising in residential-led regeneration and mixed-use development across London and the South East.
He works as a Development Manager for a major UK property developer, leading complex feasibility studies, development appraisals and commercial negotiations on multi-million-pound regeneration schemes. His role sits at the sharp end of site acquisition and early-stage decision making, where understanding site constraints, planning context, delivery risk and commercial viability quickly and accurately is critical.
Dan founded PlotCheck after experiencing first-hand how time consuming and fragmented early-stage site feasibility can be, and spotting the opportunity to simplify it through automation and AI. Too much time was being spent pulling information from multiple sources just to build a first view on whether a site was actually viable.
He holds a First Class Honours degree in Property and Real Estate Management and is a Member of the Royal Institution of Chartered Surveyors.
Outside of property, Dan hosts a monthy radio show where he plays a range of disco, funk and soul.
